The Estate Management module is designed to digitize the lifecycle of a municipal property lease:

How It Works

The Estate Management module follows these 6 key steps

Registration/Login

Users must register on the e-Nagar portal using a mobile number or email ID.

Selection of Service

From the dashboard, select "Estate Management" and then choose the specific sub-service: Rent Payment, Installment Payment, or Tenant Name Transfer.

Property Identification

Enter details such as the Urban Local Body (ULB) name, Estate Unit Number, or Application Number to fetch current dues.

Verification

The system displays the pending rent or installment amount based on the existing lease agreement.

Online Payment

Use the "Pay Now" feature (as seen in your screenshot) to complete the transaction via Net Banking, UPI, or Credit/Debit Card.

Receipt Generation

After a successful transaction, a digitally signed payment receipt is generated, which can be downloaded from the "Downloads" section.

Documents Required

While simple rent payments only require the Unit Number, specific applications (like transfers or new rentals) require:

  • The original document issued by the municipality at the time of property allocation
span Lease/Rent Agreement
  • A copy of the registered agreement between the ULB and the tenant
span Identity Proof
  • Aadhaar Card or PAN Card of the primary tenant
span Property Tax Receipt
  • Proof of up-to-date municipal tax payments for the unit
span For Name Transfer
  • A registered Sale Deed or Inheritance Proof (Index-II)
  • An Affidavit on $100$ stamp paper

Rent Payment is the ongoing monthly/quarterly fee for leasing the property. Installment Payment typically refers to the staggered payment of the principal amount for properties allotted under hire-purchase schemes (like PMAY or municipal housing).

Yes, the "Tenant Name Transfer Application" service under Estate Management allows you to initiate this process, though it requires a legal deed and departmental approval.

The e-Nagar system automatically calculates late fees or penalties as per the ULB's policy, which will be added to your total outstanding amount shown on the payment screen.

This is also handled under Estate Management. You can select "Renting of Hoardings and Sign Boards" to apply for a temporary or permanent license.
